What is the Regulatory Reform (Fire Saftey) Order 2005?
The Regulatory Reform (Fire Safety) Order 2005 (FSO 2005) is the primary legislation governing fire safety in England and Wales. It places a legal duty on the “responsible person”, such as an employer, landlord, or managing agent, to ensure that all reasonable steps are taken to reduce the risk of fire and protect people within the premises. The Order applies to most non-domestic buildings, including workplaces, commercial properties, and the communal areas of residential buildings. Compliance requires conducting and maintaining a suitable and sufficient fire risk assessment, implementing appropriate fire safety measures, and regularly reviewing safety procedures to ensure ongoing protection.
